By Frances Green

The southern tip of Florida is one of the most populated and busiest areas of the country. There are people from all over the world that call it home, and it is home to many international businesses. These businesses are there in part because of the convenient location and the activity support of the county governments. For corporate executives interested in relocation or expansion of existing companies, Realtors have an impressive collection of Florida commercial real estate for sale they want you to look at.

The greater Miami metropolitan area is comprised of three large counties, Palm Beach, Broward, and Miami Dade. Together they account for an excess of six million full time residents. Palm Beach is an affluent county with over a million of those citizens living in it. An example of one of a property recently on the market is a five acre tract zoned residential, agricultural, and business. It includes a spacious villa with opulent home theater, modern exercise facilities, basketball and tennis courts and a waterfall.

Also in Palm Beach County, investors and business owner occupants can find a four story office with ground floor retail and over twenty-seven thousand square feet of leasing space. There was one on a corner lot in the heart of Lake Worth, which is centrally located within the county and easily accessible to major transportation hubs. It won't be on the market long.

Broward County is directly south of Palm Beach County. Fort Lauderdale is the county seat. A great retail opportunity has been on the market for a little less than thirteen million. There is almost forty-two acres with a stand alone retail building originally used as a restaurant. The acreage includes landscaping, parking, streets, a retention pond, and lighting. A development plan is in progress.

Hotel investors might want to look at a seventy unit remodeled property with high occupancy rates. The carpet and furnishings have been updated. This is a high traffic area, and there is room to build an additional structure such as a medical office. The zoned is approved for this type of use.

There have been numerous films, televisions series, and videos with Miami as the backdrop. It is home to a number of well known personalities and celebrities. Recently a special use property came on the market that has previously been utilized as a production studio. It has sound stages in place, and at more than ninety-three thousand square feet is large enough to house major productions. The paved parking area can accommodate more than one hundred vehicles.

It may seem hard to believe, but in such a populated area, there is still undeveloped land available for sale. One such property was the last available lot on Biscayne Boulevard. It is a developer's dream zoned for a fifteen story commercial building, that may be approved for rezoning to thirty stories.

This is a vibrant area that still has room for growth. In the global marketplace operating a business at the center of one of the most accessible and economically healthy parts of the United States is key to success. South Florida is looking toward the future.
