An appraisal becomes a requirement for lenders and banks because they want to make sure that the property would be able to cover for your loan. That is if in case you would not be able to pay for it. You also might want to add a range hood for your kitchen. And you need to consider letting go of furniture that is doing more damage than good to your room.

Everything and every part of the property must work the way it is suppose to. There should be no loose knobs. The electrical system should be functioning properly. If you can not fix it, either you replace it or you remove it completely.

If you have some kind of special feature that you can offer to the appraisers, it would be a good idea to mention it. There is also a good chance that the agents would be impress if you told them the home improvements that you recently did. Always be proactive in telling them why your property deserves a good price.
