You must be sure about them and you need to confirm their information. You cannot give an apartment to the first person that comes to you.

For instance, if they were looking for apartments somewhere else and the landlord was also doing a background check on them as well. It gives you an idea of who they are and what you should expect if you allow them to rent your property.

You can t do this without their permission, so don t think you are going to be sneaky about it. They will need to give a few details to do this. Things like their social security numbers, full names, addresses etc. For this to happen you must get permission that is documented. You can have this separately or it can be part of the contract you need to be filled in. This is how you ensure that it is by the book.

Your access to the data you require is made possible by the Fair Credit Reporting Act. So you must be responsible for how you choose to use it. You should also know that the deeper you want to delve, the more money you have to cough up. Don t let this deter you from conducting the search. Just use the deposit already given by the residents.
