It isn't necessary to stage each room in your house. You don't have to spend a boat load of money doing it either. There are certain rooms that are more important to buyers than others. You want to tackle all those cleaning jobs you've been putting off all year long. The baseboards, ceilings, ceiling fans, carpet in closets, and laundry rooms must be spotless. Do not forget the inside of the refrigerator, medicine cabinets, and inside closets.

You should not underestimate the importance of good lighting. Dark rooms seem dreary and small to prospective buyers. Before every open house or Realtor showing, you should open all the blinds and drapes. Overhead lights and lamps should be turned on, including the lighting underneath the kitchen cabinets.

Neutral colors will increase your chances of selling. Even though you are in love with the dining room accent wall painted in bright red or the expensive flocked wallpaper adorning the master bedroom walls, you often have to forego your own taste in order to sell. Neutral colors give buyers a chance to envision their own decorating ideas.

Fresh greenery, placed strategically, makes a difference. You don't need to be a master gardener to stage your house. All it really takes are some fresh plants here and there, and a bowl of fresh fruit on the kitchen counter, to make your home a welcoming place for visitors.
